BCPA - Forms-Pd

V.A.B. Appeals Process Petitions:

Please fill out the petition form online, or print a copy below and mail/deliver to the Broward County Value Adjustment Board, along with the VAB's statutory $15 filing fee (payable to "Value Adjustment Board") to:

Value Adjustment Board
115 S. Andrews Avenue, Room 120
Fort Lauderdale, Florida 33301

Questions? Contact the VAB at 954.357.7205 or 954.357.5367, or .

IMPORTANT: 2024 FILING PERIOD DEADLINES.

VALUE ISSUES: All 2024 VALUATION petitions were due at the Value Adjustment Board office by the SEPTEMBER 18, 2024 filing deadline. NOTE: Anyone seeking to file a 2024 value appeal AFTER the September deadline must either contact the VAB directly (see above) or use the online filing link for details on "good cause" late filing.

EXEMPTIONS: March 1, 2024, was the deadline to timely file for 2024 exemptions. Section 196.011(8), Florida Statutes, required ALL late-filed exemption applications for 2024 be filed with the Property Appraiser by the September 18, 2024, statutory deadline. Once the September statutory "late-filing" deadline has closed, we cannot accept any more 2024 exemption applications (note: regardless of any good cause reason for missing the late filing deadline). Petitions challenging our office's DENIAL or REMOVAL of an exemption may be filed with the VAB at any time of the year so long as it is within 30 days of the date of the denial notice.

V.A.B. FORMS:

PETITIONS TO CHALLENGE 2025 VALUE ASSESSMENTS:

You may file a petition to challenge your proposed 2025 assessment any time after the TRIM Notices are mailed in mid-August. The statutory deadline to file a 2025 value petition is September 17, 2025. If you miss the September deadline, contact the VAB directly (see above) for details on "good cause" late filing for a value appeal. Note: The Property Appraiser does NOT set any tax rates. Under Florida law, you cannot petition the VAB to challenge the amount of TAXES you must pay. A value petition only challenges the proposed MARKET VALUE of the property. To protest your proposed tax rates, you must attend the public hearings listed on your TRIM Notice.

* Petition to Challenge Value Assessments and Value Good Cause Request (DR-486 Form) - Note: This form is used for valuation challenges for both real property and tangible personal property. Check the appropriate box for either "Real Property Value" or "Tangible Personal Property Value." This form is also used to request GOOD CAUSE to late file if you missed the September 17, 2025, deadline. Contact the VAB directly for more information if you wish to learn more about "good cause" late filing. You may also e-file your value appeal petition online directly with the VAB by clicking here.

* Contiguous Parcels (Multiple Condo Unit in the Same Condo)

* Petition Withdrawal Form - This form is used when a petitioner, for whatever reason, simply wishes to withdraw his/her appeal.
